Single-family starts are projected down this year and standing inventory carries cost, so every launch feels like it starts from zero. It does not have to. The developers who absorb fastest in a slow market are the ones who kept an audience warm between projects and opened the sales centre to a list instead of a cold market.
The registrant list is the asset, not the launch site
Most builders hire a fresh agency for each project, spend heavily at launch and let the audience go cold until the next one. The registrant lists from three past launches sit in a CRM nobody logs into. Merge them, segment by unit type, budget and timeline, and nurture them with progress updates, community content and early pricing releases. A registrant who has heard from you for a year shows up on opening weekend.
Corporate brand sells the next project
The project brand sells the units. The corporate name sells the next project, the lender meeting and the trade hire. A corporate site that is three renderings and a contact form is the page lenders, partners, municipalities and trades judge you on. Document every project for the next one: photography, video, closings and community pages that build the record.
Opening weekend is decided months earlier, on the list.
Presale campaigns tied to appointments, not clicks
Google campaigns on new-home, community and floorplan searches, Meta and YouTube to the right postcodes and life stages, and remarketing that follows registrants from launch to closing. Report appointments booked and worksheets submitted, by campaign, so absorption becomes something you can forecast instead of hope for.
Trades are the second audience
The trades shortage arrives with the upturn. A recruitment channel built while crews are available, careers pages, recruiting campaigns and an applicant pipeline running alongside the purchaser pipeline, is the difference between staffing the boom and watching it from a half-framed site.
What to do this quarter
- Merge and segment every registrant list you own, then re-engage it with one honest progress email.
- Rebuild the corporate site for lenders, partners, purchasers and trades.
- Turn on search and remarketing before the next launch is announced, not after.
