Starts eased in July. The demand did not disappear, it changed shape.

CMHC counted fewer starts and StatCan fewer permits. Buyers are still spending, just differently. Builders, renovators and design studios can meet them there.

CMHC put July housing starts at a 229,074 annual pace, five per cent below June, with Ontario flat and Toronto multi-unit starts down ten per cent from a year ago. StatCan counted fewer units permitted last quarter than the year before. Households have not stopped spending on where they live. More of that money is flowing into improving homes instead of moving, and into the projects that do launch.

Starts eased nationally in July and the permit pipeline thinned. Fewer launches means every launch competes harder for the same buyers, and more owners choose to renovate the house they already have.

If you build and develop

Absorption is decided by the audience you hold between launches, not the week the sales centre opens.

  • Treat the registrant list as the asset: nurture it monthly with construction progress, not just promotions.
  • Sell the corporate brand as hard as the project, because your next launch borrows its trust.
  • Measure campaigns on appointments booked at the sales centre, not clicks.

If you renovate homes

Improve-not-move is your market growing in front of you.

  • Publish real before-and-after project pages with scope and timeline, the proof owners look for at night.
  • Own your neighbourhoods on Google and Maps instead of renting leads that six competitors also bought.
  • Help owners budget before the quote with honest ranges, so the first visit starts warm.

If you run a design studio

The same improve-not-move budget funds design fees first.

  • Show full projects with the thinking, not just finished photos, so the right clients recognise themselves.
  • Partner visibly with the renovators and millwork shops you like working with, and trade referrals on purpose.
  • Make the first step easy: a short consult that is simple to book from your site.
