Ontario now has a framework for data centre development, published the same week Oakville approved a one-year pause on new projects in town. Read the two together: the buildout is real enough to need rules, and it will land in the municipalities that say yes. Developers are assembling their supplier and contractor lists while the zoning settles.
What happened
The province released guidance for where and how data centres get built, giving municipalities a way to decide their stance. Oakville paused, others will compete for the investment. Each facility is a multi-year electrical, mechanical, structural and envelope program.

If you are a trade or specialty contractor
Electrical, mechanical, controls and concrete scope on these jobs is enormous, and repeat.
- Say the words data centre on your website, with the capacity and certifications you bring. If you never name the market, its buyers never find you.
- Publish your power, cooling or mission-critical experience as project pages, even adjacent work like hospitals and plants.
- Track which developers and GCs are active in Ontario and introduce your firm before the first tender.
If you make building products
Precast, panels, doors, cable management, cooling and acoustic products all get specified early.
- Build a data centre application page that maps your products to the spec sections these projects use.
- Get your documentation into the formats consultants drop into specs, and make it downloadable without a form.
- Case-study any past mission-critical or industrial installs, named or anonymised.
If you fabricate glass
Offices, control rooms and street-facing façades still need architectural and security glazing.
- Show security-rated and specialty IGU capability where OEMs and glaziers can find it.
- Pitch the glazing contractors who win these envelopes, with lead times they can plan around.
The part most companies skip
Markets get won while they are still being zoned. A single page that names the market, this quarter, is how you end up on the bid list next year.
